In April, Lower Manhattan's office leasing was highlighted by significant transactions, notably by Premium Merchant Funding, which secured the area's second-largest lease at One New York Plaza, subleasing 46,913 square feet. The details regarding the sublandlord, lease length, and rent remain undisclosed, but the average office rent in the area was reported at $59.62 per square foot.
Leading the leasing activity was law firm Cleary Gottlieb Steen & Hamilton, which took a substantial 475,000 square feet at Brookfield’s One Liberty Plaza. Overall, Lower Manhattan saw leasing activity reach 571,000 square feet in April, surpassing the five-year monthly average by 106 percent.
Coworking firm Industrious also made strides, leasing 26,781 square feet on the third floor of Rudin’s One Battery Park Plaza, with plans to open this new location in the fall. This deal was part of a broader expansion for Industrious, which also secured an additional 28,000 square feet at 875 Third Avenue in Midtown East.
One Battery Park Plaza continued to attract tenants, including architecture firm Woods Bagot, which signed a lease for 13,564 square feet, bringing the building to 99 percent occupancy. The leasing activity reflects a growing demand for office space in Lower Manhattan, with various firms and services contributing to the area's revitalization.
